These Terms & Conditions govern all bookings made directly with CruiseInn.co.uk, a trading style of True Innovations Estates Ltd, Southampton, England.

By making a booking through CruiseInn.co.uk, you confirm that you have read, understood and accepted these Terms & Conditions.

BOOKINGS

Bookings may be made directly through CruiseInn.co.uk or through third-party booking platforms such as AirBnB.

Full payment is required at the time of booking unless otherwise agreed in writing.

The lead guest must be at least 25 years of age and may be required to provide photographic identification prior to check-in.

Bookings are for temporary holiday, leisure or business accommodation only and do not create a tenancy, lease, licence to occupy, or any other right of occupation beyond the booked stay.

SECURITY DEPOSIT

For direct bookings, a fully refundable security deposit of £300 is required at the time of booking.

The deposit may be retained in whole or in part to cover:

• Damage to the property
• Missing items
• Additional cleaning costs
• Breach of house rules
• Unauthorised guests
• Smoking or vaping within the property
• Parties or events
• Lost keys or lockout call-outs

Where applicable, evidence including photographs, inventory records, invoices and contractor reports may be used to substantiate deductions.

CANCELLATION POLICY

Guests may cancel free of charge up to 14 days before arrival and receive a full refund.

Cancellations made between 14 days and 48 hours before arrival will receive a 50% refund.

Cancellations made within 48 hours of arrival are non-refundable.

CruiseInn.co.uk reserves the right to cancel a booking where circumstances beyond our control make accommodation unavailable. In such cases, liability shall be limited to a refund of monies paid.

CHECK-IN AND CHECK-OUT

Check-in is available from 3:00pm on the day of arrival.

Check-out is strictly by 11:00am on the day of departure unless a late check-out has been arranged and paid for in advance.

Unauthorised late departures may incur additional charges.

MAXIMUM OCCUPANCY

The maximum occupancy for each property is stated within the property listing.

Unless otherwise specified, occupancy must not exceed four guests.

Only guests included within the booking may stay overnight at the property.

HOUSE RULES

Guests agree to comply with all published House Rules.

In particular:

• No smoking within the property.
• No vaping within the property.
• No pets, except one certified service animal where disclosed in advance.
• No parties, gatherings, celebrations, events, stag parties or hen parties.
• No commercial filming or photography without prior written consent.
• Quiet hours must be observed between 10:00pm and 8:00am.

Any breach may result in immediate termination of the stay without refund, with probable loss of deposit and in extreme cases, with legal action.

DAMAGE, BREAKAGES AND LOSSES

Guests are responsible for any damage caused during their stay, including accidental.

A comprehensive photographic inventory is maintained before and after every booking.

Guests agree to report any accidental damage promptly.

Where damage exceeds the security deposit amount, CruiseInn reserves the right to recover the additional costs incurred.

KEYS AND ACCESS

Lost keys, lockouts or requests for emergency access assistance will incur a minimum charge of £30 per attendance.

Guests are responsible for ensuring all windows and doors are secured when leaving the property. Costs arising from damage to or theft within the property as a result of leaving the property unsecure is also recoverable within the deposit or other means.

CCTV AND SECURITY

For the safety and security of guests, neighbours and property, certain properties may utilise an external doorbell camera.

The camera records video and audio and is positioned outside the apartment entrance only.

No cameras are located inside any guest accommodation.

By booking, guests acknowledge and accept the use of this security equipment.

LIABILITY

CruiseInn.co.uk shall not be liable for:

• Loss of personal belongings
• Damage to guest property
• Vehicle theft or damage
• Travel disruption
• Missed flights
• Missed ferries
• Missed cruise departures
• Delayed embarkation
• Rail strikes
• Weather-related disruption
• Events beyond our reasonable control

• Guests are solely responsible for any luggage, personal possessions or valuables left within vehicles.

Guests are encouraged to obtain suitable travel insurance.

PARKING INFORMATION

Private parking may be available by prior arrangement, either as a chargeable add-on or as a complimentary benefit included with your booking. Please contact us before arrival to confirm availability.

Alternative parking is available nearby, including public and council-operated car parks.

Please do not leave valuables visible within your vehicle. All vehicles and belongings are left entirely at the owner's risk.

As parking availability varies between properties and bookings, parking should never be assumed unless specifically confirmed by CruiseInn.co.uk in advance.

THIRD-PARTY BOOKINGS

Bookings made through AirBnB or other third-party platforms may also be subject to the terms and conditions of those platforms.

Where platform terms conflict with these Terms & Conditions, the platform's mandatory requirements shall prevail.

GOVERNING LAW

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of England and Wales.

Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
